Selling a condo is much like selling a typical home with only a few minor differences. Sellers now have to find crafty ways to create curb appeal for their condo that sets it apart from the rest. This may or may not prove hard to do as it depends largely on the style of condo for sale and what the owner can or cannot do to the property due HOA rules and regulations.

Creating a great selling environment for your condo all boils down to the proper utilization of the space you have available. Most condos are smaller than the average home so you’ll have to pay close attention to maximizing the space you have available. This will be a major selling point for potential buyers. It is equally important to keep clutter out of sight – preferably out of the condo as a whole. Clutter and mess can immediately make your condo feel smaller than it actually is. It is also an eyesore for potential buyers.

When showing your home, make sure that you have as much information about the building and management as possible for the benefit of your visitors. Buyers will make a more confident decision about purchasing your condo if they know about the companies and people involved in the daily operations of the complex.

When selling your home, think of it as the perfect brochure. You want to put your best foot forward when listing the features of your home as well as the neighborhood and any other information you believe is necessary to help buyer’s make a decision. Think about what caught your attention when you purchased your condo? Using those features, make sure that you incorporate them into showcasing your condo to potential buyers.

In general, buyers want to know what type of home they’re getting (e.g. townhome, high-rise, condo), the amount of bedrooms and baths, the property’s general location, and most importantly, the price.

A good tactic to use when trying to sell your home is to maximize the characteristics of what lead you to originally purchase it. Consider the following key points to help you maximize your selling potential:

1. Did the location play a factor in your decision? If so, list what’s so attractive about the location of your home. Is it close to great schools? Or near fine restaurants and dining? Be sure to sell this feature.

2. Does your home have a beautiful view?

3. Is there something distinctive about the neighborhood that would cause others to seek after a home there?

4. Is the school district a highly acclaimed one? If so, boasts its achievements for buyers who have children.

5. Does the condo contain lots of hidden storage space that can’t be seen? Be sure to list this as it is a major selling point.

6. Does the condo come with garage space as opposed to street parking?

7. Is there something unique about the architecture of the home?

8. Does the condo contain a patio area or place for owners to decorate with a garden? If so, make sure to highlight this feature as well

Don’t be shy when showcasing your condo to potential buyers. Be sure to mention the best features of your home in order to set it apart from other for the sale.
